An AC condensate line flushed on schedule is a fifteen-minute task. Blocked, it backs up into the ceiling below and turns into drywall replacement, possible mould remediation and a ruined afternoon.
What belongs on a Florida maintenance schedule
Quarterly: air filter changes, condensate line check, visual inspection of ceilings and under-sink cabinets for early moisture, and testing of GFCI outlets.
Twice yearly: exterior caulk and seal inspection, weather-stripping check, gutter and downspout clearing, door and window hardware adjustment, and a look at exterior wood and trim.
Annually: full exterior walkaround for paint film condition, roof visual from ground level, water heater inspection, and a check of every shut-off valve in the house so they are not seized when you actually need one.
The part homeowners underestimate
Almost nothing on that list is difficult. What makes it fail is that it is invisible — nobody remembers to check caulk, and no reminder appears until water is already inside.
The value of a scheduled plan is not skill. It is that someone else is tracking the calendar and the list, and the same checklist gets worked every visit whether or not anything looks wrong.
