Security deposits rarely get withheld for dramatic damage. They get withheld for grease behind the stove, a ring in the tub, dusty vent covers and cabinet interiors nobody wiped.
An empty apartment hides nothing. Once the furniture is gone, every mark is on full display under bright light — which is precisely the condition an inspector sees it in. Here is what they actually check.
Kitchen — where most deposits are lost
Inside the oven, including the door glass and the drawer underneath. Inside the refrigerator, including the seals and the drip tray. Behind and underneath both appliances, which is where the worst build-up lives.
Every cabinet and drawer, inside and out, including the tops of upper cabinets. Range hood filters. Backsplash grout. The sink basin, drain and faucet base.
Bathrooms — the second most common deduction
Hard water scale on shower glass and fixtures is the big one in Central Florida, and it does not come off with a general-purpose spray. It needs a descaler and real contact time.
Grout lines, the base of the toilet where it meets the floor, the underside of the toilet seat hinges, exhaust fan covers, mirror edges and the inside of the vanity cabinet all get checked.
Everywhere else
Baseboards along every wall. Door frames and the tops of doors. Light switch plates and outlet covers, which collect fingerprints nobody notices until the room is empty. Ceiling fan blades — the top surface, not just the visible underside.
Window tracks and sills. Sliding door tracks. Closet shelving and rods. Air vent and return covers, which show dust immediately.
Finally, floors: vacuumed, then mopped, then checked in raking light for anything missed.
Work top to bottom, once
The most common mistake is cleaning floors first, then knocking dust down onto them from fans, vents and shelves an hour later.
Start at the ceiling — fans, vents, light fixtures — then work down through walls, cabinets and fixtures, and finish with floors. Doing it in that order means you clean each surface once.
